Foreclosure Investing 101

Want to learn how to make money investing in foreclosures? Well take a seat, class is in session! 

Real Estate, the ultimate entrepreneurial playground, has made many a well informed investor a load of cash! Some of the most lucrative and satisfying investments can be found in the real estate market, and the most lucrative of these super lucrative deals can often be found in foreclosed real estate. I mean, come on, when you're buying something at up to 50% below its appraised value.. fuggetaboutit!!  

Sounds easy? Well, it's not quite that simple.

 There is no guarantee that you will profit from flipping a foreclosure. The market is very competitive and, if you aren't careful, it'll leave you broken hearted with empty pockets. So how can you gain an edge against the thousands of foreclosure infomercial wannabe millionaires? Simple, work hard and learn as much as you possibly can!

Homework Assignment #1: Research some free foreclosure listings. There are tons of websites out there that offer free (or free trial) memberships. Take advantage of this! There is not better way to find out what exactly is going on in your local area then to check foreclosure listings and see what is currently available. Doing this will give you a better idea of what exactly it is you are learning about. Hands on, real life examples.. this is what will make you better than 90% of the foreclosure wannabes out there. 

So, lets say you've found a house that looks like a real bargain. It's a steal. You would be stupid not to grab it up right away.. right? Not so fast. It's not that simple. You've gotta check it out, ask some questions first. The previous home owners may be behind on their property taxes, first mortgage, or second mortgage, all of which will become your responsibility once you have purchased the house. So be sure to make sure that is not the case. If you can visit the house, check out the structure. There may be a reason it is such a "bargain." 

Homework Assignment #2: Read as much as you possibly can on the topic of foreclosures. There is an abundance of foreclosures resources online, such as the many articles on this site. Don't be afraid to talk to some local real estate agents, they would love to talk to you! Check out some free foreclosure listings and see what is available in your area! You'll be a pro in no time!
